Fees & Costs

BlueStone REO LLC Management Fees

The property management fee structure is as follows:

• $600 set up fee per asset, which includes managing and executing inspections, pricing, signage, receiving buyer calls, sale on owner-financing basis or on cash basis and all matters needing attention prior to sale*.
• $50 monthly asset servicing fee for each home that is performing. This fee will cover all asset management, compliance issues, mortgage collections, etc.
• 10% Profit share upon BlueStone assisting the investor to exit ownership of the asset. The profit share structure incentivizes BlueStone to stabilize the asset and apply one or more of the proven exit strategies to gain its profits.

*In the case of a default by a homeowner and resale to a new homeowner, the set up fee would be charged again when the asset is resold and performing. A new down payment is also collected at this time, which offsets the cost of the tenant buyer set up fee.

The Property Management Company does not become wealthy from charging a $50 monthly fee, rather they are more interested in managing the property at an optimal level so exit strategies such as selling the note and/or assets for maximum dollar can be achieved, and the 10% profit share is well earned. Our interest is your interest.
